Loughborough was the second Dogs Trust Rehoming Centre delivered by McPhillips and this BREEAM Outstanding project for the re-development of a former livestock farm into a main regional centre for the re-homing of abandoned dogs opened to the public in June 2012.

90% of the project involved new-build of 2800m2 of buildings designed using Passivhaus principles including a two storey rehoming building, vet suite, intake building, training & behavioural assessment centre, rehabilitation & sanctuary building, with the remaining 10% involving refurbishment of the existing living accommodation for centre staff.

The project benefitted extensively from McPhillips’ partnering relationship with Dogs Trust and through early contractor involvement and value engineering savings on the original target cost amounted to £700,000.

The initial works involved the disposal of notifiable and non-notifiable asbestos from the former animal sheds prior to the demolition phase. We then demolished and recycled materials from 4000m2 of existing livestock portal frame buildings including the remediation of 3500m3 of contaminated soil requiring no off-site disposal.

McPhillips’ civil engineering expertise was valuable in providing improvements and cost savings to the drainage design resulting in a SUDs draining naturally into the surrounding area.

The new build on the site involved the main 1928m2 Rehoming building which incorporated a reception, rehoming kennels, vet suite, operating theatre, hydrotherapy room and recovery room. The intake building for new arrival dogs is 321m2, Star building 145m2, TBA and Sanctuary are both 103m2.

The buildings use PEFC certified timber frames and are of brick, block and timber cladding construction using an airtight membrane and Warmcell blown insulation. Penetrations were closely managed by the site team to ensure air test results of 2.68m³/h/m²) @ 50 Pa and wall detail models were used during inductions and toolbox talks so that all workers on-site appreciated the requirements of maintaining airtightness.

Sustainable technologies have been employed with all buildings designed with green roofs totalling 2,450m2 and 200 PV panels with a total output of 50 kWp, annually producing 42,920kWh of electricity and preventing 24.38 tonnes of CO2 emissions. A 56kW biomass district heating system was installed and linked to the electronic building management system for integrated control of heating and ventilation.
